Pelican Bay

Pelican Bay, planned as a new community, is located 20 miles south of Tampa, Florida. Pelican Bay is situated on 2,100 acres adjacent to the Gulf of Mexico. Land development that was carried out in accordance with the Comprehensive Master Plan created by EPD has been on-going since the 1970's and received the Urban Land Institute’s Award for Excellence: New Community Development in 1995.

Extensive natural resource inventories were conducted as part of the comprehensive planning process. EPD determined the land’s “carrying capacity” by classifying environmental sensitivity and recommending the amount of development that each classification could ultimately support. This Preservation, Conservation and Development (PCD) analysis was then integrated into the Comprehensive Master Plan. In sum, the Pelican Bay Comprehensive Master Plan accommodates over 8,600 dwelling units, ranging from single family homes to mid-rise apartments, as well as a series of Gulf-front hotels, golf courses, a community-wide trail system and the preserved estuarine system consisting of back dune salt marshes and wetlands.
